HOMES IN THE COLONY
About 29% of homes were built since 2010, so many original water heaters are reaching the age when replacement planning makes sense.
69% of homes heat with electricity, which usually means an electric water heater. It’s worth getting a price on a heat pump model too.
U.S. Census Bureau, American Community Survey ACS 2024 5-year ↗ (2020-2024). Heating fuel is what homes use to heat the house. It often, but not always, matches the water heater’s fuel.
LOCAL CONDITIONS
If you do your own plumbing, you must register with the city (free), and the city checks with the county that the home has a homestead exemption.
The Colony mixes its own aquifer wells with Dallas and Plano water. Its report shows very different hardness and sodium levels in the well water and the bought water, so scale buildup may depend on where you live in the city.
CoServ, one of the city's listed power companies, says it has no energy-saving rebates right now.
ENERGY & WATER
City of The Colony: five city wells (Trinity Sands and Paluxy aquifers), plus treated water bought from Dallas Water Utilities and, for part of Austin Ranch, from the City of Plano (NTMWD water): Varies by source. The 2025 report shows total hardness of 12.0 ppm for the city's own water (2024 sample) and 96.0–200 ppm for the Plano/NTMWD supply; Dallas did not provide hardness data.
REBATES & CREDITS

PERMITS & LICENSING
The city's 'Do I need a permit?' guide says plumbing work, including water heaters, needs a permit. Replacing a toilet or sink in the same spot doesn't.
Yes. Every contractor working in the city must register each year with a driver's license and master's license. Homeowners acting as their own contractor register for free with a Homeowner Registration Form, and county records must show homestead status for electrical, mechanical or plumbing work.
