PLANO AT A GLANCE
Replacing a water heater in Plano.
In Plano, water heater work takes a home trade permit, listed at $65 in the city's 2020 fee ordinance. A Building Inspections handout explains what inspectors check, from 18-inch garage stands to attic pans. Most homes get power through Oncor and choose their electricity company, though a few areas are on CoServ. Atmos Energy supplies gas. Water comes from North Texas Municipal Water District, and the 2025 report lists 96-200 ppm hardness.

LOCAL CONDITIONS
What’s different in Plano.
Gas heaters in garages need an 18-inch stand
Plano's handout says a gas water heater in a garage must be raised so its ignition source is at least 18 inches off the floor, unless it's built to resist igniting flammable vapors. Electric heaters don't need to be raised.
Pans for attic and upstairs heaters
A heater above the first floor needs a rust-resistant pan with a 3/4-inch drain to a place you can see. The relief valve (T&P) line can't drain into the pan.
Pipe insulation and vent rules
The handout requires insulation on the first 5 feet of hot and cold pipe. Gas heaters need a type B double-wall vent that rises at least 5 feet straight up, and no more than 3 feet of flexible gas connector.
