My Hudson home flooded. Can I just swap the water heater?

You still need a Pasco County permit, and in a flood hazard area the 2026 $7,500 permit exemption doesn't apply. If the home had other storm damage, the county may need to look at total repair costs for substantial damage. FEMA guidance recommends putting replacement equipment above flood level.

Is a mobile-home water heater different?

Yes. Manufactured homes follow HUD code. Tank heaters need a drain pan piped outside or to a drain. Gas or propane heaters must have sealed combustion or sit in a cabinet with no opening into the living space.
