HOMES IN KANSAS CITY
About 63% of homes were built before 1980. Older homes often have older venting, smaller closets and shutoff valves that should be checked before install day.
67% of homes heat with utility gas, so gas water heaters with existing venting are common here.
U.S. Census Bureau, American Community Survey ACS 2024 5-year ↗ (2020-2024). Heating fuel is what homes use to heat the house. It often, but not always, matches the water heater’s fuel.
LOCAL CONDITIONS
KC Water takes its water from the Missouri River and softens and stabilizes it during treatment. Hardness can drop after heavy spring rains.
KC Water says oily black bits in tap water usually come from a rubber hose breaking down from chlorine, often the hose to the water heater. A chlorine-resistant hose or copper pipe fixes it.

PERMITS & LICENSING
Kansas City requires permits for most plumbing and gas work. The only plumbing work it exempts is faucet and valve repairs, clearing clogs, swapping fixtures without changing pipes, and trap repairs, so a water heater replacement needs a permit. Apply on CompassKC or at the Permit Center (City Hall 5th floor, 816-513-1500). For an existing single-family home, a description of the work is usually enough. Schedule inspections on CompassKC, by email or by phone.
Yes. Contractors need a KCMO business license, a Certificate of Qualification in their trade (plumbing, mechanical, gas-fired appliance and others) and a city contractor license. The Permits Division handles all of them on CompassKC.
