HOMES IN HASTINGS
The median home was built in 1984. A first or second replacement is common in homes this age.
80% of homes heat with utility gas, so gas water heaters with existing venting are common here.
U.S. Census Bureau, American Community Survey ACS 2024 5-year ↗ (2020-2024). Heating fuel is what homes use to heat the house. It often, but not always, matches the water heater’s fuel.
LOCAL CONDITIONS
Hastings is building three treatment plants ($68.9 million in all). They use granular activated carbon to remove PFAS and ion exchange to remove nitrate. The Central plant (Wells 3, 5 and 7) is set to start in January 2027. Water rates went up 10% in January 2025, July 2025 and January 2026, and more increases are expected for 2027-2029.
On a designated historic property, outside changes need a Certificate of Approval from the Heritage Preservation Commission (City Ordinance 30.10). Applications are due by the second Tuesday of each month. A new vent through an outside wall on one of these homes counts as an outside change, so talk to staff early.
