The Lake Killarney side gets Winter Park water

The pocket of roughly 600 homes between I-4 and Lake Killarney is outside Winter Park's city limits, but local reporting on Winter Park's 2023 annexation study said it already gets city water. Winter Park pulls from the lower Floridan aquifer and treats with ozone plus sodium hydroxide to protect copper pipes, unlike what OUC or Orange County customers west of I-4 get. A 2024 city ordinance also says Winter Park won't extend sewer to unincorporated parcels without annexation or a recorded consent to annexation. That matters if a remodel moves the heater somewhere that needs a new drain connection.

Mapped flood zones ring the lakes

FEMA's flood map shows Zone AE around Lake Fairview (base flood elevation 89.8 ft) and Lake Killarney (84.4 ft), and unnumbered Zone A along Little Lake Fairview and Lake Weston. On lakefront lots, a heater in a garage or on a slab below the base flood elevation can flood in high water. Look up your parcel on FEMA's map before choosing where the new heater goes, and ask whether a raised platform makes sense.

About 1,390 homes date from the 1950s and 1,250 from the 1960s. Together that's roughly half of the area's 5,080 units. The mix also includes lakeside condo buildings (about 370 units in buildings of 50+) and about 130 mobile homes. Owners and renters are split almost evenly. Because Orange County's owner-builder option covers only your own primary residence, a landlord replacing a heater in a rental unit here must hire a licensed contractor to pull the permit.
