Jennings runs its own Building Department for plumbing permits. You apply by email, and inspections follow the 2018 International Plumbing Code with city changes made in 2020. Those changes require a floor drain within 15 feet of a water heater, and a drain pan when the heater sits above the basement. Jennings is on Ameren Missouri power, Spire gas and Missouri American Water.

HOMES IN JENNINGS
About 83% of homes were built before 1980. Older homes often have older venting, smaller closets and shutoff valves that should be checked before install day.
75% of homes heat with utility gas, so gas water heaters with existing venting are common here.
Only 45% of homes are owner-occupied. Renters should ask the landlord or property manager; replacing the heater is usually the owner’s decision.
