Waterford Lakes started life as 'Huckleberry'

Waterford Lakes started in 1985 under the name Huckleberry and was renamed in 1991. It grew through the 1990s to more than 3,100 homes under one community association. The Waterford Lakes Community Association controls how homes look from outside, so moving a heater outdoors, adding a tankless vent through a wall or setting a condensing unit outside may need its approval. The oldest late-1980s houses are now on their second or third tank.

Avalon Park's new-urbanist mix of units

Avalon Park was founded in 1995 on about 1,860 acres east of Alafaya Trail and south of SR 50. It was planned as walkable villages of condos, apartments, townhomes and single-family houses around a town center. In the attached homes, the heater usually sits inside the living space, not in a separate garage, so a failed tank can leak into a neighbor's wall. Condo owners should check what their association requires for drain pans, shutoff valves or contractor insurance before booking the job.

Eastern Regional water: sulfur removed, no added fluoride

Most of Alafaya gets water from Orange County Utilities' Eastern Regional Water System (PWS 3484132). It pumps Floridan Aquifer groundwater that needs little treatment besides chlorine and aeration to remove natural hydrogen sulfide. Since the plant removes the sulfur, a rotten-egg smell from the hot tap only usually comes from the tank's magnesium anode rod reacting inside the heater, not from the water supply. OCU also stopped adding fluoride before Florida's July 1, 2025 deadline.

Ask: If the old tank's hot water smelled of sulfur, can the new heater use an aluminum-zinc or powered anode?

Orange County lets you get your own plumbing permit only for the home you live in, after you sign its Owner-Builder Disclosure Statement. A rental owned by an investor in Avalon Park or Waterford Lakes needs a licensed contractor on the Fast Track application.

Why does only my hot water smell like rotten eggs in Alafaya?

Orange County Utilities removes hydrogen sulfide from its Eastern Regional well water before it reaches you. A smell only at the hot tap usually means a reaction with the heater's anode rod. A plumber can swap the anode, or you can pick a heater with a different type of anode when you replace it.
