SHERRELWOOD AT A GLANCE
Sherrelwood is unincorporated Adams County, so a water heater replacement needs a county building permit, priced by job value. It has the oldest homes of the southwest Adams County communities: the Census puts the median home at 1967, and about 71% of households heat with utility gas. So most jobs here are gas tanks going into houses close to 60 years old. Much of the area gets Denver Water through Crestview Water & Sanitation District, which dates to 1949.
Sherrelwood is an unincorporated community in Adams County, so county offices handle permits.

HOMES IN SHERRELWOOD
About 83% of homes were built before 1980. Older homes often have older venting, smaller closets and shutoff valves that should be checked before install day.
71% of homes heat with utility gas, so gas water heaters with existing venting are common here.
U.S. Census Bureau, American Community Survey ACS 2024 5-year ↗ (2020-2024). Heating fuel is what homes use to heat the house. It often, but not always, matches the water heater’s fuel.
LOCAL CONDITIONS
For applications received on or after July 1, 2026, unincorporated Adams County uses the 2024 IRC, IPC, IMC and IFGC, and the Colorado Model Low Energy and Carbon Code replaces the 2018 IECC.
Census estimates for 2020–2024 put the median Sherrelwood home at 1967, and about 74% of homes are single-family detached houses. In homes this old the water heater has usually been replaced several times, so check the gas shutoff, venting and water connections, which may be left from earlier installs.

The same Census estimates show about 71% of Sherrelwood households heat with utility gas and about 25% with electricity. So gas service is widely available for replacing a gas heater with another gas heater; switching fuels is the bigger job.

Crestview Water & Sanitation District started in 1949 as Baker Metropolitan Water and Sanitation District, added the Perl Mack neighborhood in the late 1950s, and took its current name in 1972. It once pumped from two deep wells and ran its own treatment plant, but shut them down in 1988. Now all its treated water comes from Denver Water. Crestview says Denver Water handles water-fixture rebates for its customers.
