MEADOW WOODS AT A GLANCE

Replacing a water heater in Meadow Woods.

Meadow Woods is unincorporated, so a water heater swap needs a $38 Orange County plumbing permit. Power comes from Duke Energy or OUC, and water from the county's Southern Regional plant, which treats it with ozone. Meadow Woods grew from one 3,300-acre planned development between Orlando International Airport and the Osceola County line, and the county is still approving new parcels. It mixes 1990s single-family streets with much newer gated townhome and apartment sections.

Meadow Woods is an unincorporated community in Orange County, so county offices handle permits.

LOCAL CONDITIONS

What’s different in Meadow Woods.

One planned development, still being built

The Meadow Woods Planned Development covers about 3,325 acres south of Wetherbee Road and east of Orange Avenue. In 2015 the county approved 234 apartments on one parcel, and in 2016 it reviewed a gated section of 206 attached and detached homes on another. Heaters in the newest sections are still the builder's originals, while the 1990s streets are on their second or third.

Ask: Is my heater the original builder unit? The date code on the label tells you.

Ozone-treated Southern Regional water

Meadow Woods is in the Southern Regional area on Orange County Utilities' map. The Eastern plant uses aeration towers, but the Southern Regional plant treats its Floridan Aquifer water with ozone to break down hydrogen sulfide before adding chlorine. That's why the system reports bromate, an ozone byproduct, in its 2025 data (7.25 ppb running average, under the 10 ppb limit).
